Listing
presentation.

A listing presentation should answer the three things sellers rank highest in NAR’s 2025 Profile: how you will market the home, how you will price it, and how soon it will sell. Eight slides do that. Everything about you goes on one of them, near the end.

The template.

Before the meeting

Send your one-page comps the day before, so the seller has seen the price range before you sit down. Walk the home first and listen for why they are moving and by when. Then open the listing presentation with what you heard.

Bring a net sheet. Sellers think in what they keep, not what the home sells for. The listing agreement itself comes from your broker, on your state’s form, and it is not part of this template.

Slides 1 to 3: their move

Slide 1, what you told me. Their reason, their date, their worry, in their words. If this is wrong, stop and fix it.

Slide 2, your home’s market. The active homes they compete with and the sold homes that set the price. Six comps at most, with photos.

Slide 3, the price. A range, the number you recommend and what you think happens at each end. Show days on market for homes priced above and at that range in your own MLS data.

Slides 4 to 6: the plan

Slide 4, how buyers will find it. Photos, listing text, the MLS, your website, the sign, the first weekend. Dates against each one.

Slide 5, first two weeks. What happens on day 1, day 3, day 7 and day 14. Say when you will call them and what you will report.

Slide 6, what we will change and when. Agree now on the date you will look at price if showings do not come. That one line saves the hardest talk later.

Slides 7 and 8: you

Slide 7, why me. Two recent sales near them, one line from a past client with permission, and what you do that others skip. Keep it to one slide.

Slide 8, what it costs and what you keep. Your fee, any offer of buyer agent compensation you recommend, and the net sheet at the recommended price. NAR says commissions are not set by law and are negotiable, so say that out loud. Then ask: would you like to go ahead?

A worked sample.

Sample seller

The seller: Pat, 14 Sample Lane, moving for a job by March, worried about showing the home with two dogs. All figures here are sample figures.

Slide 1. You need to be in the new city by March 1. You want to keep showings to weekends and be out of the house with the dogs.

Slide 3. Comps point to $395,000 to $425,000. I recommend $410,000. At $425,000 we risk sitting past your date. At $395,000 we sell fast and leave money behind.

Slide 5. Day 1, photographer. Day 3, live on the MLS and on samplerealty.example. Day 7, first open house. Day 14, you and I talk through showings and feedback.

Slide 6. If we have had fewer than 8 showings by day 21, we look at the price together.

Slide 8. At $410,000 with the fee we agree and your payoff, your net sheet shows what you keep. Would you like to go ahead?

The rules.

This is plain guidance from a marketing studio, not legal advice. Your broker or a lawyer has the last word, and state law can be stricter.

Fair housing

It is unlawful to publish any statement about selling or renting a home that shows a preference, limitation or discrimination based on race, color, religion, sex, disability, familial status or national origin. State and local law can add more classes.

Describe the home and the land. Never describe who should live there or who lives nearby.
