Canned drip

Agents: the drip that came with your CRM is what every other agent on it sends. Your sphere of influence can tell.

Forgotten clients

Agents: past clients liked you. Years later a friend asks for an agent and they cannot find your number.

Incentive spiral

Builders: price cuts and rate buydowns move homes and cost margin. Demand you built earlier costs less than a late concession.

Housing ad limits

Developers: Meta’s housing category locks age and gender, drops ZIP targeting and forces a wide radius. Ecommerce playbooks fail here.

Quarterly market update

Nothing books next week here. A sample agent’s ledger runs under zero for most of a year, then one closing lands.

Example of a sample real estate agent, Halvane Homes. Before: the last mail The Okafors had from them is 36 months old. After 89 of 640 names are cut, the campaign “Quarterly market update” goes to 551, and the email “What sold near you this quarter” lands in that inbox. It opens on one line written for them, and they reply. 8 months later 26 have replied and the ledger stands at +$12,969. Commission at closing, before splits.

Before The next listing forgot Ines’s name. It got the drip everyone sends.

  1. Before: The next listing forgot Ines’s name. It got the drip everyone sends.
  2. Landed: The update goes to past clients, sphere and old leads.
  3. Opened: Their own street’s numbers, in Ines’s voice.
  4. Replied: Nobody books. One family asks what their house is worth.
  5. Back: Eight months under zero, then one closing. The referral is still pending.

What you get

  • A drip for past clients, sphere and old leads, written in your voice
  • Neighborhood market updates sent to your list, no cap from our side
  • Old CRM leads worked again, with replies going to your responder
  • Developers: pre-construction, grand opening and lease-up campaigns
  • Campaigns on Google and Meta inside housing ad rules, budget on your account

The cycle

This is Growth. Past clients and old leads go back in at the top, so a closed deal helps bring the next one.

  1. Lead

Everything that gets you a lead.

More people find you and reach out.

  2. Prospect

    Turn interest into a sale.

More of them say yes, and you never chase.

  3. Client

    Keep the job moving.

Jobs run on time, with less of you managing them.

  4. Kept or closed

    What happens after the job.

Finished work brings in the next job.

  5. Growth

Feed it back into the machine.

Every finished job helps bring the next lead.

    • Marketing

Then it starts again.

CRM: Customers, conversations, bookings, jobs and employee tasks in one place, across all five.

The outcome

Less Work

Campaigns get written and sent without you.

Less Time

No Sunday night newsletter. It goes out on its own.

More Sales

You stay in mind for the years between one move and the next.

Your questions

Do Facebook ads work for real estate agents?

They can, mostly for listings, open houses and growing your sphere, less for buyers ready this month. The lead form and the follow-up after it do most of the work, because housing ads limit who you can target.

Can you target a ZIP code with Facebook real estate ads?

No. Meta’s Special Ad Category for housing removes ZIP code targeting, locks age and gender and blocks exclusions. You target with the place named in the ad and a radius around a city.

How much do Facebook ads cost for real estate?

There is no set price: you pick a daily budget and Meta’s auction sets what each lead costs. That budget stays on your own ad account, apart from our plan.

How do you market a new residential development?

In stages: confirm the law lets you advertise yet, build an interest list before sales open, then move the message from pre-construction to tours to lease-up. Housing ad rules apply at every paid stage.
