Reading the answer.

Gross commission income

The check before anyone else is paid. It is the number agents quote and not the number they keep.

To your broker

The split stops at your cap. Near the cap, the same sale leaves you more, so run the deal with what is really left.

Net to you

What the deal adds before taxes and your own business costs. Carry it into the income goal calculator as net per deal.

The math.

A sample agent sells at $500,000 on a 2.5% side, on a 20% split with $6,000 of cap left and $300 in fees.

The formula

Gross commission income
price × side rate
After the referral
gross commission × (1 − referral)
To your broker
lower of (after the referral × split) and cap left
Net to you
after the referral − to your broker − fees

NAR says commissions are not set by law, are negotiable, and that it does not dictate them. So this page opens with no rate.

Your questions

What is a normal commission?

There is no set rate. NAR says commissions are negotiated at the start of the relationship, so use the rate in your own agreement.

How does a broker cap work here?

Type what is left of your cap this year. Your broker’s split stops there. If you have capped already, type 0. If you have no cap, leave it empty.

When does the referral fee come out?

First, off the gross commission, and your split runs on what is left. If your agreement works another way, change the split to match.

Is net per deal my take-home pay?

No. It is before income tax and before your own marketing, licensing and car costs.

Start with the sale price, take off the mortgage payoff, then every cost of the sale. What is left is what the seller walks away with.
