Real estate
website cost.

An agent website with IDX costs $3,024 to $14,240 over three years on the plans below. Setup is the small part. The monthly fee, the IDX feed and the MLS fee keep coming, and what you lose when you leave matters as much as the price.

What you pay for

Three things make up the bill for an agent website: a site, an IDX feed that shows listings from your MLS on it, and any setup fee. Some vendors put all three in one plan. Others sell them apart, so compare totals, not headline prices.

Placester lists Agent Essential at $59 a month, and a single MLS integration on that plan is $25 a month more, so $84 a month. AgentFire sells design and upkeep apart: Ignite is $800 for setup and Pro is $165 a month, with IDX included. Its Firebrand design is $6,500, and Plus is $215 a month.

Showcase IDX sells only the feed, from $94.95 a month. You still need a WordPress site to put it on, which is not in the table.

The fee people miss

Your MLS can charge its own fee for the IDX feed, on top of what the vendor charges. Showcase says that cost typically runs $0 to $33 a month and that nearly all vendors pass it through. Over 36 months the top of that range is $1,188.

AgentFire says the same thing in a footnote: its IDX fees do not include MLS pass-through fees. Ask your MLS for the figure before you compare any two quotes.

What you keep

Ask what happens when you leave, in writing, before you pay a setup fee. AgentFire says your content, photos and videos remain yours, but its design, technology and functionality cannot be transferred to another provider. So a $6,500 design stays behind.

Your domain matters more than your design. Keep it in your own name, so the address on your cards and signs still works after you switch vendors.

Ours works the same way: You always keep your name, logo, photos, copy and domain. We keep the code and the system behind the site.

Price it in leads

LocaliQ’s median cost per lead for homes for sale by agent on Google search is $142.59, across 894 real estate campaigns. So $6,740 over three years is about 47 paid leads.

An agent website pays when it holds those leads. Every ad, sign rider and open house sheet should point to a page you control, with a search that saves their details, not to a portal that shows them other agents.

What we charge

We publish our prices. We build your website from your answers in 48 hours and walk you through it on a call. It stays a free sample until you pick a plan, from $1,500 a month. You have 7 days. If you don’t, it comes down and you owe nothing.

That plan is more than an agent website. It answers leads, follows up and reports each month. Any IDX vendor or MLS fee stays on your own account, like other paid software.

Your questions

Do I need IDX on my agent website?

If buyers are your business, yes: a site with no search gives them a reason to go back to a portal. If you work listings only, a few strong property pages can be enough. Your feed comes through your broker and MLS, so ask them first.

Should I pay a large setup fee?

Only if you plan to stay. A setup fee buys a design that usually cannot move with you, so divide it by the years you expect to keep that vendor before you compare it with a plain monthly plan.
