ChatGPT prompts for
real estate.

ChatGPT prompts for real estate work when you give the facts and fence off fair housing. Each prompt below tells the AI what it may describe and what it may not. Every sample is labelled as AI output. Read each line before you use it, because you answer for what it says.

The prompts.

How to use them

Fill in the brackets with facts you have checked. ChatGPT will invent a renovated kitchen if you leave a gap, so give it the real list and tell it to add nothing.

Keep private details out. No client names, phone numbers, loan figures or anything you would not put on a postcard. Check your AI tool’s data settings before you paste a seller’s story in.

Every prompt that writes about a home carries the same fence: describe the home, not the people. Keep that line in.

Listing description

Write a listing description of 120 words for the MLS. Use only these facts: [beds, baths, square feet, lot, year, updates, features]. Describe the property and its features. Do not describe who should live there, who lives nearby, or the schools. Do not mention race, color, religion, sex, disability, familial status or national origin. Add no fact I did not give you.

Open house email

Write a short email inviting my list to an open house at [address] on [day and time]. Use these facts: [three facts about the home]. Plain words, no exclamation marks, under 90 words. Describe the home, not the people who might buy it.

Seller update

Turn these notes into a calm weekly update to my seller: [showings, feedback, online views, next step]. Under 100 words. Say what happened, what buyers said, and what I recommend next. Do not promise a result.

Lead reply

A lead asked this about [address]: [their question]. Draft a reply under 50 words that answers from these facts: [facts]. Ask one question back. If the facts do not answer it, say I will find out. Do not guess.

Objection practice

Play a seller who says [objection]. I am the agent. Ask me one hard question at a time, and after each answer tell me in one line what landed and what did not. Stay polite. Stop when I say stop.

Market note

Turn these numbers into a monthly note for homeowners in [area]: [sold count, median price, days on market, last year’s same figures]. Under 100 words. State the numbers and what changed. Do not predict prices. Do not describe the people in the area.

Fair housing check

Read this ad text: [text]. List any word that describes who should live there rather than the property, or that could show a preference based on race, color, religion, sex, disability, familial status or national origin. For each one, suggest a replacement that describes the home. If you are unsure, flag it. This is a first check and not legal review.

AI samples.

AI sample: listing description

Three bedrooms and two baths on a quarter-acre fenced lot, built in 1998. The kitchen was updated in 2021 with quartz counters and a gas range. Hardwood floors run through the main level, and the primary bedroom has a walk-in closet. A covered back porch looks over the yard, and the two-car garage has built-in storage. The roof was replaced in 2019. Showings begin Saturday.

AI sample: open house email

Subject: Open house at 14 Sample Lane, Saturday 1 to 3. I’m hosting an open house this Saturday from 1 to 3. The home has a fenced quarter-acre yard, a kitchen updated in 2021, and a covered back porch. Stop by and walk through it, and forward this to anyone who has been looking in the area.

AI sample: seller update

This week we had four showings and one second visit. Two buyers liked the yard. Two said the kitchen felt small for the price. Online views held steady. I recommend we keep the price through next weekend and add a new photo of the porch. I’ll call Friday to go through it with you.

AI sample: lead reply

The yard is about a quarter acre and fully fenced. I’ll find out whether the shed stays and let you know today. Are you hoping to see it this weekend?

AI sample: objection practice

Seller: Another agent said she could get us $20,000 more. Why should I list with you at a lower price?

After your answer: You named the comps, which landed. You did not ask what happens if the home sits, which is the point the seller most needs to hear.

AI sample: market note

Sample Hills, last month: 6 homes sold at a median of $405,000, in a median 21 days. A year ago it was 4 homes at $392,000 in 30 days. Sales and prices are both up, and homes went faster. That is what happened, not a forecast. Ask me what it means for your street.

Input: sample numbers. Written by an AI, not edited by a person.

AI sample: fair housing check

Flagged: “quiet street, great for raising kids”. “Raising kids” describes who should live there and can show a preference based on familial status. Try “quiet street with a fenced yard”.

Not flagged: “updated kitchen”, “two-car garage”. This is a first check and not legal review.

The rules.

This is plain guidance from a marketing studio, not legal advice. Your broker or a lawyer has the last word, and state law can be stricter.

Fair housing

It is unlawful to publish any statement about selling or renting a home that shows a preference, limitation or discrimination based on race, color, religion, sex, disability, familial status or national origin. State and local law can add more classes.

Describe the home and the land. Never describe who should live there or who lives nearby.
