AI for
wholesaling real estate.

A seller fills in your form late at night and calls other buyers before your acquisition manager wakes up. An AI agent answers in minutes, asks your qualifying questions and keeps the conversation going until the seller is ready.

AI cold-calling risk

An AI voice dialing a skip traced list counts as an artificial voice under the TCPA, which needs prior express consent. The dialer works either way. The liability stays with you.

Late-night seller forms

Sellers fill in forms after work and on weekends. By the time someone calls back, another wholesaler from the same Google search has already called.

Probate follow-up drift

A seller who said call me after probate closes needs a polite check-in months later. That task usually dies in Podio, and the house sells to someone who remembered.

Bot-quoted cash offers

A generic chatbot will name a price to keep a seller talking. Ours never quotes an offer: it gathers condition, timeline and asking price, then hands the number to a person.

At 10:05pm

A sample wholesaler’s night, played twice: first the inbox, then the AI seller assistant.

Example of a sample wholesaler, one night played twice. Before: 6 leads wait for the office to open, the longest for 13h 31m, and the one at the center gets a reply after 10h 19m. That seller already has another buyer coming to walk the house. After: an AI agent answers each within 7 min, qualifies the lead, fills the record and books 4 of 6. It hands 2 to a person and one goes cold.

In A seller answers a letter at 10:05pm. The form lands with the day’s email.

  1. In: A seller answers a letter at 10:05pm. The form lands with the day’s email.
  2. Waiting: The office is closed. The form sits under the network leads.
  3. Too late: Jordan replies at 8:24am. Another buyer is seeing the house today.
  4. Same night: The same form, the same minute. The reply goes out in two.
  5. Qualified: Consent first, then repairs, ownership, who lives there, timing and agent.
  6. Booked: The walkthrough goes on Jordan’s calendar, with consent on the record.
  7. Handed off: Asked for a price, it gives none. Jordan makes offers after he walks a house.
  8. Morning: The team starts with sellers who answered. One never did.

    2. Yes, text is fine.

    3. Thanks. Is the house in your name, or still in an estate?

    4. In my name. My aunt left it to me last year.

    5. Is anyone living there now?

    6. No, it’s been empty since spring.

    7. When would you like it sold, and is it listed with an agent?

    8. Before winter, and no agent.

    10. 4 works.

    11. Roughly what would you pay for it?

    12. I can’t give a number. Jordan writes an offer only after he has walked the house, and I’ve passed your question to him.

    13. 8:12am
    14. Morning Sandra, this is Jordan. See you Wednesday at 4. I’ll bring a page that explains how we buy, and you can ask me anything.

  • Your qualifying questions: address, condition, timeline, mortgage, asking price, and whether it is listed
  • Months of follow-up for the sellers who said not yet, stopped the moment one opts out

The cycle

The AI agent works Prospect: sellers that Lead brings in get answered, qualified and kept warm until the acquisition manager takes over.

  1. Lead

Everything that gets you a lead.

More people find you and reach out.

  2. Prospect

    Turn interest into a sale.

More of them say yes, and you never chase.

  3. Client

    Keep the job moving.

Jobs run on time, with less of you managing them.

  4. Kept or closed

    What happens after the job.

Finished work brings in the next job.

  5. Growth

Feed it back into the machine.

Every finished job helps bring the next lead.

Then it starts again.

CRM: Customers, conversations, bookings, jobs and employee tasks in one place, across all five.

Social posts

Before and after posts of houses you bought, to sellers and to your buyers list.

AI agents

An AI agent asks the condition, timeline and price before you drive out.

Missed calls

A missed call from a seller gets a text back before the next investor calls them.

Booking

Walkthroughs book into the acquisitions calendar, sorted by area.

The dashboard

Every seller lead and buyer on one dashboard, with the property address on top.

Reviews and referrals

After closing, sellers get asked for a review and whether they know someone who needs to sell.

Email campaigns

Your buyers list gets new deals first, and old seller leads get a check-in.

PostHog analytics

PostHog shows which ads and pages bring motivated sellers, and which bring nobody.

Session replay

Session replay shows the seller who typed the address and left.

Monthly numbers

Each month you see leads by source, walkthroughs and contracts signed.

Seller leads reach one dashboard, and DocuSign stays for the contract.

What we build

The plan

Less Work

First replies, qualifying questions and long follow-up run without a VA on the phone.

Less Time

Your acquisition manager calls sellers who already answered the basics.

More Sales

Your questions

Is AI cold calling legal for real estate wholesalers?

Calls in an AI voice count as artificial voice calls under the TCPA, so the FCC requires prior express consent, and Do Not Call rules still apply. Ours answers sellers who contacted you first. Have a lawyer review any outbound plan.

What is the best AI for wholesaling real estate?

One that works from your own lead data, asks your questions and stops at the offer. Price talk, the contract and the walk-through stay with your acquisition manager.

Can AI replace an acquisition manager in wholesaling?

It can take the first reply, the qualifying questions and the follow-up off their desk. Earning a seller’s trust at the kitchen table, reading the house and writing the offer stay with a person.
