Motivated seller
leads you own.

PPL leads go to every wholesaler who paid for that ZIP, and bought lists to everyone who pulled them. Keep what pays and add pages that bring sellers to you first.

Shared PPL leads

The seller who filled in a pay per lead form filled in several more, and the phone rings with every wholesaler who bought it. You paid to join a race.

Stale skip tracing

Skip traced numbers from a bought list are wrong, disconnected or on the Do Not Call Registry. Each bad dial costs time, and each registered one can cost far more.

Mismatched yellow letters

Yellow letters and postcards still work in some markets, but the same absentee owners get them from everyone. A seller who wants to answer online finds no page that matches the mailer.

Sellers you own

A week of seller leads at a sample wholesaler. A pay-per-lead seller is a race with every buyer who bought the same form. A seller who finds your own page asks one buyer.

Example, Tolvern Home Buyers, a sample real estate wholesaler, one week of leads. A shared lead, Inherited house, Eastgate: 3 others reach it first and first reply is 16h. Walkthrough set with Quickclose Home Buyers for Wednesday. Tolvern wrote back the next morning. A lead from its own page, As-is house, Mercer Hill: first reply 0:55. This seller asked Tolvern and nobody else. Walkthrough set for Thursday, 4pm. The week before, Network emails and a spreadsheet: 15 seller leads, first reply 12h 32m on average, 7 lost, 2 walkthroughs, cost per walkthrough $975. The week after, One inbox, by source: 22 seller leads, first reply 4:08 on average, 2 lost, 8 walkthroughs, cost per walkthrough $231. Worked between walkthroughs, a day behind by Wednesday. Every seller tagged by source and county.

What you get

  • Situation pages for probate, pre-foreclosure, inherited houses, code violations and tired landlords
  • A cash offer request that asks enough for a real first call
  • Landing pages that match each mailer and ad, with every lead tagged by source
  • Proof each seller opted in, kept with the lead for later calls and texts
  • Leads in Podio or your CRM, never sold or shared with another investor

The cycle

Lead generation feeds Lead with sellers who raised a hand: they asked for an offer, and they know who they asked.

  1. Lead

Everything that gets you a lead.

More people find you and reach out.

  2. Prospect

    Turn interest into a sale.

More of them say yes, and you never chase.

  3. Client

    Keep the job moving.

Jobs run on time, with less of you managing them.

  4. Kept or closed

    What happens after the job.

Finished work brings in the next job.

  5. Growth

Feed it back into the machine.

Every finished job helps bring the next lead.

Then it starts again.

CRM: Customers, conversations, bookings, jobs and employee tasks in one place, across all five.

What we build

The website

A seller site that explains how a cash offer works, in plain words.

SEO

Sell my house fast pages for each city you buy in, written in plain words.

AEO

Plain answers on cash offers, fees and timelines that AI tools can quote to a seller.

Lead generation

Landing pages for each ad and mailer, so every seller lead shows where it came from.

Social posts

Before and after posts of houses you bought, to sellers and to your buyers list.

AI agents

An AI agent asks the condition, timeline and price before you drive out.

Missed calls

A missed call from a seller gets a text back before the next investor calls them.

Booking

Walkthroughs book into the acquisitions calendar, sorted by area.

The dashboard

Every seller lead and buyer on one dashboard, with the property address on top.

Reviews and referrals

After closing, sellers get asked for a review and whether they know someone who needs to sell.

Email campaigns

Your buyers list gets new deals first, and old seller leads get a check-in.

PostHog analytics

PostHog shows which ads and pages bring motivated sellers, and which bring nobody.

Session replay

Session replay shows the seller who typed the address and left.

Monthly numbers

Each month you see leads by source, walkthroughs and contracts signed.

Seller leads reach one dashboard, and DocuSign stays for the contract.

What we build

The plan

Less Work

Seller leads arrive from your own pages, already tagged, without a list pull.

Less Time

Dial time goes to sellers who asked to hear from you.

More Sales

More first conversations with sellers before the next wholesaler reaches them.

Your questions

Should I buy motivated seller leads?

PPL leads and lists can fill a gap while you test a market, and many wholesalers use them. They are shared, so speed decides who wins. Leads from your own pages come to you alone and keep coming while the pages stay up.

How do I find motivated sellers for wholesaling?

Public records give you the lists: probate filings, pre-foreclosure notices, code violations, absentee owners. The sellers who answer are the ones who can find you again, through a page, a mailer that matches it and follow-up that keeps going.

Can I text motivated seller leads?

Automated marketing texts need prior express written consent under FCC rules. Sellers who ask you for an offer can opt in on your form. Cold texting a skip traced list is where wholesalers run into TCPA claims, so ask a lawyer first.
