Wholesale real estate
marketing.

Every wholesaler in your county mails the same absentee owners from the same list. The seller signs with whoever is still in touch when the house has to go, so we build the follow-up, the site and the cash buyers list you own.

Shared seller lists

Acquisitions: the absentee owner and pre-foreclosure lists you pull from PropStream or BatchLeads are the ones every other wholesaler pulled this month. The seller gets a stack of postcards and remembers none of them.

Wholesale licensing rules

Illinois, Pennsylvania, Oklahoma and South Carolina now regulate wholesaling, and Ohio and Connecticut added seller disclosures. Your mailers, site and scripts were written before any of it.

Daisy-chained buyers list

Dispositions: your cash buyers list is names from a Facebook group, many of them other wholesalers waiting to daisy chain your deal. The contract sits while the EMD deadline gets closer.

Lost not-yet sellers

A motivated seller says not yet on the first call. The acquisition manager means to call back, the lead sits in Podio, and the house goes to whoever called last.

One contract

A house under contract at Tolvern Home Buyers, a sample wholesaler, with its last deal beside each figure for scale. The walkthrough photos go from a phone to a deal page, the seller signs first, and every cash buyer who asks stays on the record.

Example deal record for Tolvern Home Buyers, a sample wholesaler: 2217 Pruitt St, a vacant three-bedroom bungalow offered to cash buyers at $89,000, as-is. In draft the set is seven walkthrough photos with file names, out of order and off level, with no floor sketch and a bedroom window as the lead photo. Once finished, eight photos are in order with the front of the house as lead. The deal page stays private until the purchase contract and the seller’s disclosure are signed, and it goes to buyers only where the state allows marketing a contract. Then it is assigned. The first text names the business, asks to keep texting, carries a STOP line, and the consent goes on the record. After 6 days on the buyers list the record holds 23 buyer inquiries, all answered, a first reply in 5 min, 8 walkthroughs and 2 offers. The last deal took a first reply of 1 day and reached 9 of 19 buyers, 3 walkthroughs and no offer in the same days.

Your questions

Do you need a license to wholesale real estate?

In a growing number of states, yes or close to it. Pennsylvania requires a license for residential wholesale deals, Oklahoma licenses wholesalers, Illinois treats a pattern of deals as brokerage, and South Carolina bars marketing the house before you own it. Rules vary and change, so check with your state commission and a lawyer.

How do real estate wholesalers get paid?

Usually by an assignment fee: you sign a purchase contract with the seller, then assign it to a cash buyer who pays you at closing. Some wholesalers double close instead, buying and reselling the same day. Several states now require a written notice telling the seller you are a wholesaler.

What is the best marketing for wholesale real estate?

The kind that reaches the same seller for months: a site that ranks in the counties you buy, follow-up by text and email with consent, and mail where it still pays. Plans and prices sit lower on this page. No one-time fees. Month to month. We build your site first, at no cost, and you decide after.
