Booking for
developers and new-build sales teams.

A couple drives forty minutes on a Saturday and waits in the model while the only onsite agent finishes with another family. A booked tour puts an agent at the door when they walk in.

Walk-in waiting

Weekends bring every visitor at once. Buyers wait in the kitchen of the model while one agent talks to the family who arrived first, and some leave before their turn.

Agent registration gaps

The buyer’s agent was never registered at the first visit, so the commission question surfaces at contract. Some agents stop bringing clients to your community.

Quiet weekday models

Tuesday afternoon the model sits staffed and empty. Nobody offered the buyer a weekday slot with the agent to themselves.

Model tours

Three sample onsite agents around two models and a phase release, the same requests twice: first walk-ins and late texts, then a time with the agent named.

Example week of a sample home builder's model tour calendar, with 35 tour requests in both versions. Before: 8 tours, 23% of requests reaching one, 2 no-shows, and no reminders. After each request gets a booking page with the model's onsite agent and the buyer's agent registered first, and a reminder the day before: 16 tours, 46%, 1 no-show, and 16 reminders sent.

Before Walk-ins and late texts. Eight tours on the week, two no-shows.

  1. Before: Walk-ins and late texts. Eight tours on the week, two no-shows.
  2. Text: Same request, answered: the model’s onsite agent and a link to real times.
  3. Picked: Saturday at 11. The buyer’s agent is registered first, then Tessa’s calendar.
  4. Filled: Model, townhome and homesite visits fill the week, each with its agent.
  5. Reminded: Every tour gets a text the day before.
  6. Report: More requests reach a model, and a model tour is where a sale starts.

What you get

  • Model tour and design center booking on each community and plan page
  • The buyer’s agent named at booking and registered before the first visit
  • Self-guided tour slots where your sales team runs them, with a person on call
  • Reminders and a one-tap reschedule, with directions to the sales center
  • Each visit beside its registration in your CRM, so the onsite agent knows who is coming

The cycle

Booking turns a registrant into a visit with a named onsite agent, and every visit starts the follow-up.

  1. Lead

Everything that gets you a lead.

More people find you and reach out.

  2. Prospect

    Turn interest into a sale.

More of them say yes, and you never chase.

  3. Client

    Keep the job moving.

Jobs run on time, with less of you managing them.

  4. Kept or closed

    What happens after the job.

Finished work brings in the next job.

  5. Growth

Feed it back into the machine.

Every finished job helps bring the next lead.

Then it starts again.

CRM: Customers, conversations, bookings, jobs and employee tasks in one place, across all five.

What we build

The website

A project site with floor plans, availability and a register interest form.

SEO

Community and floor plan pages that come up when buyers search new homes near them.

AEO

Answer pages on plans, finishes and timing that AI tools can quote to a new-home buyer.

Lead generation

A register interest form and a price list download that build your waitlist.

Social posts

Construction progress and model home posts that keep the waitlist warm.

AI agents

An AI agent answers plans, finishes and timing from the facts you give it.

Missed calls

A missed call to the sales line gets a text back and a tour time.

Booking

Sales center tours and model home visits book into the sales team’s calendar.

The dashboard

Every registrant and buyer on one dashboard, from the first click to the contract.

Reviews and referrals

After move-in, buyers get asked for a review and the name of a friend who is looking.

Email campaigns

Phase releases and price updates go to the waitlist before they go public.

PostHog analytics

PostHog shows which floor plans and phases buyers keep coming back to.

Session replay

Session replay shows where a buyer stopped on the price list or the form.

Monthly numbers

Each month you see registrants, tours booked and reservations signed, by phase.

Every registrant reaches one dashboard, and DocuSign stays for the reservation.

What we build

The plan

Less Work

Tour times and agent registration settle before the buyer arrives.

Less Time

Onsite agents plan the day around booked visits, not the door.

More Sales

More visits get a full walk-through, and none of them start with a wait.

Your questions

Do you need a real estate agent for new construction?

No, the builder’s sales agent can write the contract, but that agent works for the builder. Many buyers bring their own, and many builders want that agent registered at the first visit. Booking asks the question up front so nobody loses out later.

What is a self-guided model home tour?

The buyer books a slot, gets access to the model and walks it alone, with an agent on call. It suits buyers who browse after work. We set it up only where your sales team already allows it.
