New construction
marketing.

You sell homes that exist as a rendering, a site plan and a price sheet. Buyers decide from a screen long before they drive to the sales center. We build what they see first, inside the rules your state sets for selling before completion.

Offering plan limbo

Condo sponsors: before New York accepts the offering plan for filing you may gauge interest, but no deposit and no reservation, binding or not. A site that says nothing loses the interest, and one that promises a unit breaks the rule.

Spec home carry

A finished spec home sits with the lights on while the interest list from the last phase release never hears it is ready to close.

Co-op confusion

Buyer agents bring many of your buyers, and every builder has its own registration rule. An agent unsure whether a first visit counts steers the client to a resale.

Incentive treadmill

This month a rate buydown, next month closing costs paid. The banner changes, and the families who asked about the community last quarter never see the new terms.

Homesite 42

A finished spec home at Quellbrook Homes, a sample builder, with its last quick move-in beside each figure for scale. The photos go from a site walk to a page, the price sheet comes first, and every buyer who registers stays on the record.

Example listing record for Quellbrook Homes, a sample builder: Homesite 42 at Fenwright Meadows, the Juniper plan, 4 beds, 2,380 sq ft, $489,990. In draft the set is seven phone photos from the site walk with file names, out of order and off level, with no floor plan and the street as the lead photo. Once finished, eight photos are in order with the front of the home as lead. The page stays private until the price sheet is approved, then it goes live as a quick move-in home and a contract follows. The first text names the business, asks to keep texting, carries a STOP line, and the consent goes on the record. After 7 weeks on the market the record holds 19 registrants, all answered, a first reply in 5 min, 9 model tours and 1 contract. The last quick move-in took a first reply of 2 days and reached 8 of 15 registrants, 3 model tours and no contract in the same weeks.

Less Work

Registrants, tours and phase releases run without the sales team retyping a list.

Less Time

More Sales

More of the people who saved a floor plan reach a sales agent while the inventory they wanted is still open.

Your questions

How do you sell pre construction condos before they are built?

From renderings, floor plans, a price list and a sales gallery, with every claim checked against your filing. The interest list is built during market testing, and contracts start once your state allows them. The order of those steps is set by state law and your counsel.

Can a developer take deposits before the offering plan is filed?

In New York, no: deposits and reservations wait until the offering plan is accepted for filing. Florida lets a condo developer take deposits into escrow under Chapter 718. California takes refundable reservations under a preliminary public report. Rules vary by state and by project, so your counsel signs off first.

How much does new construction marketing cost?

The plans and their prices sit on this page, the same for a single community or ten. No one-time fees. Month to month. The website comes first and free, so your sales team sees it working before any invoice.
