Rendering-only feed

The same renderings rotate for a year. Buyers who saw them in month one have no reason to come back in month six.

Quiet build months

Foundations pour, framing goes up, the model opens, and the feed says nothing until the ribbon cutting.

Locked ad targeting

Meta’s housing ad category drops ZIP code and lookalike targeting. Ads built like a retail campaign get rejected or reach the wrong people.

Keys on 33

A closed home for a sample builder, then twelve weeks of the build progress the interest list is waiting to see.

An onsite agent sends a closed home and a photo, which becomes a post on the builder’s page and three other cuts after a read keeps the family’s name out. Sample page. The last post was 188 days old before the work, and 6 days old after twelve weeks. 9 of 12 finished jobs were posted, and 3 waiting on a buyer’s OK. Keys handed over on homesite 33 at Fenwright Meadows: the Aster, single-story, 1,840 sq ft. Phase two has two more single-story plans. Phase two has two more single-story plans.

The check A family on the interest list looks the builder up. The last post is 188 days old.

  1. The check: A family on the interest list looks the builder up. The last post is 188 days old.
  2. The keys: Tessa sends the closed homesite and a photo of the street.
  3. The post: We write it from her note. The read keeps the family’s name out until they say yes.
  4. The rooms: The same closing, cut for agents, neighbors and the town.
  5. Twelve weeks: Homesites staked, townhomes framed, a quiet stretch, roads in at Bramley Fields.
  6. The next check: A buyer’s agent sees phase two coming, and asks for the price sheet.

What you get

  • Progress posts from footings to framing to keys, with the community named in each
  • Floor plan walk-throughs and model videos you can reuse in emails and on plan pages
  • Phase release, quick move-in and design center posts on the platforms you pick
  • Buyer move-in posts, only with the buyer’s written permission
  • Ads run inside Meta’s housing category rules, with your current settings checked before launch

The cycle

Social keeps the community in front of the interest list between visits, so the progress they watch turns into a tour.

  1. Lead

Everything that gets you a lead.

More people find you and reach out.

  2. Prospect

    Turn interest into a sale.

More of them say yes, and you never chase.

  3. Client

    Keep the job moving.

Jobs run on time, with less of you managing them.

  4. Kept or closed

    What happens after the job.

Finished work brings in the next job.

  5. Growth

Feed it back into the machine.

Every finished job helps bring the next lead.

Then it starts again.

CRM: Customers, conversations, bookings, jobs and employee tasks in one place, across all five.

What we build

The website

A project site with floor plans, availability and a register interest form.

SEO

Community and floor plan pages that come up when buyers search new homes near them.

AEO

Answer pages on plans, finishes and timing that AI tools can quote to a new-home buyer.

Lead generation

A register interest form and a price list download that build your waitlist.

Social posts

Construction progress and model home posts that keep the waitlist warm.

AI agents

An AI agent answers plans, finishes and timing from the facts you give it.

Missed calls

A missed call to the sales line gets a text back and a tour time.

Booking

Sales center tours and model home visits book into the sales team’s calendar.

The dashboard

Every registrant and buyer on one dashboard, from the first click to the contract.

Reviews and referrals

After move-in, buyers get asked for a review and the name of a friend who is looking.

Email campaigns

Phase releases and price updates go to the waitlist before they go public.

PostHog analytics

PostHog shows which floor plans and phases buyers keep coming back to.

Session replay

Session replay shows where a buyer stopped on the price list or the form.

Monthly numbers

Each month you see registrants, tours booked and reservations signed, by phase.

Every registrant reaches one dashboard, and DocuSign stays for the reservation.

What we build

The plan

Less Work

Progress and plan posts come from your site photos without a marketing hire.

Less Time

Approving a month of posts takes one sitting.

More Sales

Buyers watch the community take shape and book when their phase opens.

Your questions

What should a home builder post on social media?

Progress from each community, plan walk-throughs, the design center, quick move-in homes and phase news. Buyers follow a street being built. A rendering every week does not give them that.

Why can a home builder not target Facebook ads by ZIP code?

Housing ads on Meta run in a special category, under a settlement over discrimination in housing ads. ZIP code and lookalike targeting are off, and age and gender are locked. We plan campaigns around those limits and check your settings first.
