Pre construction
leads.

The best time to find a buyer is before the first footing, when the price list is still a draft. The rules for that window change by state. We build the list inside them.

Premature reservations

A register-now form that reads like a reservation, before your filing allows one. In New York that is a reservation the sponsor may not take.

Portal-held registrants

Registrants from the new home portals arrive as a name and an email, with no plan or timing, and the same buyer is on two rival lists the same day.

Agent-blind launch

The launch reaches buyers and forgets the agents who will bring a good share of them. Nobody tells local agents the co-op, the registration rule or the release date.

Buyers you own

A week of registrants at a sample builder. A portal registrant is a race with the other builders in the same search. A family waiting on a new community asks one builder.

Example, Quellbrook Homes, a sample home builder, one week of leads. A shared lead, Homesite 42, Fenwright Meadows: 3 others reach it first and first reply is 16h. Model tour booked with Pellwyn Homes for Saturday. Quellbrook wrote back the next morning. A lead from its own page, Interest list, Bramley Fields: first reply 0:44. This family asked Quellbrook and nobody else. On the interest list, single-story noted. The week before, Portal emails and the sales center: 15 registrants, first reply 12h 32m on average, 7 lost, 2 model tours, cost per tour $875. The week after, One inbox, by community: 22 registrants, first reply 4:08 on average, 2 lost, 8 model tours, cost per tour $231. Read between model tours, a day behind by Wednesday. Every registrant tagged by community and source.

  2. The race: Three builders write back before Jordan is out of a model tour.
  3. Wednesday, 8:30am: Quellbrook replies. The family has a tour booked with another builder.
  4. One inbox: Portal and directory emails land in one place, tagged by community.
  5. Their own page: A family waiting on Bramley Fields joins its interest list. Nobody else has it.
  6. Instant alert: The phone buzzes and the first reply goes out in 0:44.
  7. Week 12: Spend follows what toured. The community pages carry more of the week.

What you get

  • An interest list and VIP list, worded for market testing, reservations or contracts as your state and filing allow
  • Landing pages for each community, phase release and plan, every inquiry tagged with its source
  • A broker page with the co-op, the registration rule and the release calendar for local agents
  • Price-sheet and floor plan requests that ask for timing, financing and a home to sell
  • Every inquiry kept in your CRM, yours alone, never shared or resold

The cycle

Lead generation fills the interest list before release day, so the first phase opens with buyers already waiting.

  1. Lead

Everything that gets you a lead.

More people find you and reach out.

  2. Prospect

    Turn interest into a sale.

More of them say yes, and you never chase.

  3. Client

    Keep the job moving.

Jobs run on time, with less of you managing them.

  4. Kept or closed

    What happens after the job.

Finished work brings in the next job.

  5. Growth

Feed it back into the machine.

Every finished job helps bring the next lead.

Then it starts again.

CRM: Customers, conversations, bookings, jobs and employee tasks in one place, across all five.

What we build

The website

A project site with floor plans, availability and a register interest form.

SEO

Community and floor plan pages that come up when buyers search new homes near them.

AEO

Answer pages on plans, finishes and timing that AI tools can quote to a new-home buyer.

Lead generation

A register interest form and a price list download that build your waitlist.

Social posts

Construction progress and model home posts that keep the waitlist warm.

AI agents

An AI agent answers plans, finishes and timing from the facts you give it.

Missed calls

A missed call to the sales line gets a text back and a tour time.

Booking

Sales center tours and model home visits book into the sales team’s calendar.

The dashboard

Every registrant and buyer on one dashboard, from the first click to the contract.

Reviews and referrals

After move-in, buyers get asked for a review and the name of a friend who is looking.

Email campaigns

Phase releases and price updates go to the waitlist before they go public.

PostHog analytics

PostHog shows which floor plans and phases buyers keep coming back to.

Session replay

Session replay shows where a buyer stopped on the price list or the form.

Monthly numbers

Each month you see registrants, tours booked and reservations signed, by phase.

Every registrant reaches one dashboard, and DocuSign stays for the reservation.

What we build

The plan

Less Work

Interest list, broker page and landing pages run from one place.

Less Time

Release day starts with a sorted list instead of a scramble through inboxes.

More Sales

More of the first phase goes to buyers who registered with you, not through a portal.

Your questions

How do you get pre construction leads?

Start the interest list as early as your filing allows, give local agents a reason to register clients, and keep a page live for every phase and plan. Each list stays inside what your state allows before contracts.

Do builders pay a buyer’s agent on new construction?

Many do, as a co-op the builder sets and can change. Since the 2024 NAR settlement the buyer signs a written agreement with their own agent, and the terms stay negotiable. Your broker page states your current policy plainly.
