AI search for
real estate brokerages.

A seller asks ChatGPT which brokerage handles their side of town. The answer is built from whatever it can read about your offices, teams and agents. Often that is a franchise page, a dead team site and an old roster.

Team name tangle

The franchise name, the brokerage DBA and three team names all claim the same agents. An answer engine cannot tell which firm a seller would actually be hiring.

Departed agents listed

Agents who left two years ago still sit on your roster pages. An engine reads them and sends a seller to someone who now works for the office across the street.

PDF market reports

Your monthly market report goes out as a PDF or an email. Nothing on the site states what sold in each area, so there is nothing for an engine to quote with your name on it.

The office question

A sample brokerage, one question to an answer engine, six monthly checks apart.

Example of a sample residential brokerage, Tollaven Realty, on an answer engine’s answer. Before: asked “Which real estate office covers north Brookmere, and who would sell my home?”, the answer names an agent directory, a franchise office and a portal, and the brokerage’s roster page is read but not cited because it says nothing specific. After the office pages and profiles are fixed, the same answer names Tollaven Realty, quotes its line “Our Brookmere office at 48 Station Rd has 14 agents who sell in Brookmere and Wren Hollow.” and cites its page. The sample monthly check moves from 3% to 33% of 90 sample answers. The broad “homes for sale” question stays with the portal.

Asked A seller on Calder Street asks which office covers north Brookmere.

  1. Asked: A seller on Calder Street asks which office covers north Brookmere.
  2. Answered: A directory, a franchise office and a portal. Tollaven isn’t there.
  3. Why: “Dedicated real estate professionals” gives an answer engine nothing to quote.
  4. Fixed: Each office gets a page: where it is, who works there, the streets they sell.
  5. Named: Asked again, the answer lifts the Brookmere office’s line on its agents.
  6. Checked: “Homes for sale” stays with the portal. The office questions don’t.

    A seller on Calder Street

Which real estate office covers north Brookmere, and who would sell my home?

    Searched the web

Tollaven Realty is a close fit. Its office page says, “Our Brookmere office at 48 Station Rd has 14 agents who sell in Brookmere and Wren Hollow.”1 It names which agents meet sellers on each side of the brook. Its name, office and hours match across its profiles.2 Pellingham Realty also lists homes in town from its Station Hill office.3 For a list of homes for sale, a listing portal is the quickest place to look.

Most sellers start on an agent directory, which ranks local agents by their reviews.1 Pellingham Realty has an office in Station Hill that lists homes across Brookmere.2 A portal’s town page shows recent sales and the agents behind them.3

What you get

  • One page per office and per team that states plainly who is in it, where it works and which brokerage it belongs to
  • Your market report published as a page each month, by area, with the brokerage named as the source
  • Roster pages that drop an agent the day they leave, so engines stop naming people you no longer supervise
  • The firm’s legal name, DBA and franchise name kept identical across your site, Google, Zillow and Realtor.com
  • A check each month of what ChatGPT, Gemini and Perplexity say about your firm in each area you serve

The cycle

AI search sits in Lead beside SEO: the same office and area pages, written so an engine can name your brokerage and send the seller to an office.

  1. Lead

Everything that gets you a lead.

More people find you and reach out.

  2. Prospect

    Turn interest into a sale.

More of them say yes, and you never chase.

  3. Client

    Keep the job moving.

Jobs run on time, with less of you managing them.

  4. Kept or closed

    What happens after the job.

Finished work brings in the next job.

  5. Growth

Feed it back into the machine.

Every finished job helps bring the next lead.

Then it starts again.

CRM: Customers, conversations, bookings, jobs and employee tasks in one place, across all five.

AI agents

An AI agent answers site and portal leads at night and hands each one to the right agent.

Missed calls

A missed call gets a text back in minutes and a showing on the calendar.

Booking

Showings and listing appointments land on the agent’s calendar, with ShowingTime left in place.

The dashboard

Every buyer and seller lead, from every agent, on one dashboard with its stage.

Reviews and referrals

After closing, clients get a text asking for a review of their agent and a referral.

Email campaigns

Market updates and new listings go to your sphere and past clients every month.

PostHog analytics

PostHog shows which listings and neighborhoods people read before they ask.

Session replay

Session replay shows where a buyer gave up on the search or the form.

Monthly numbers

Each month you see leads by agent, showings booked and deals that closed.

Every lead lands on one dashboard, and Follow Up Boss stays.

What we build

The plan

Less Work

Facts about offices, teams and agents are kept in one place, not fixed site by site.

Less Time

The market report you already write becomes a page with no extra drafting.

More Sales

Your firm has a fair chance of being named when a seller asks an engine first.

Your questions

Does ChatGPT recommend real estate brokerages by name?

It can, when it finds clear pages about a firm and the same facts elsewhere. Nobody can promise a mention. We check what it says each month, by area, and show you which brokerages it names instead.

Does a franchise brokerage need its own AI search pages?

Yes. The franchise site speaks for the brand nationally. Your offices, teams, areas and agents only appear in an answer if your own pages say who they are and where they work.
