Real estate brokerage
marketing.

You recruit agents, buy leads for them and keep the lights on. Too much of what you pay for walks out the door with the next agent who leaves. We build what stays with the brokerage.

Recruiting treadmill

Broker owners: you recruit to replace the agents who left last quarter. Each one took a sphere, a database and the leads your brokerage paid for.

Unclaimed team leads

Team leads: a lead lands in Follow Up Boss, goes out round robin to an agent at a closing table, and nobody claims it until the buyer has called another office.

Brokerage brand drift

Twenty agents, twenty logos, and a team name printed bigger than the brokerage. A seller cannot tell who they hired, and your state commission may have rules on exactly that.

Roster-only websites

The company site is an agent roster and a search bar. A recruit learns nothing about your splits or training, and a seller learns nothing about your offices.

One listing

A listing at Tollaven Realty, a sample brokerage, with its office’s last listing beside each figure for scale. The photos go from an agent’s phone to the brokerage’s page, the filing comes first, and every buyer who asks reaches an agent on the record.

Example listing record for Tollaven Realty, a sample brokerage: 27 Pemberton Lane in Brookmere, $489,000, listed by Mia S. of the Brookmere office. In draft the set is seven phone photos with file names, out of order and off level, with no floor plan and a view from above as the lead photo. Once finished, eight photos are in order with the front of the townhouse as lead. The page stays private until the listing is filed, with Coming soon only where the MLS allows, then Active and Under contract follow. The first text names the brokerage, asks to keep texting, carries a STOP line, and the consent goes on the record. After 9 days on the market the record holds 23 inquiries, all answered, a first reply in 3 min, 9 showings and 2 offers. The office’s last listing took a first reply of 16 hours and reached 8 of 19 inquiries, 3 showings and no offers in the same days.

  • Multi-office brokerages
  • Franchise owners
  • Recruiting directors

Less Work

Leads reach an agent, ads carry the brokerage name and the roster stays current without an office manager chasing each one.

Less Time

Team leads coach and close instead of reassigning leads by hand.

More Sales

More of the inquiries your offices already get reach an agent who answers.

What closings keep.

Your numbers Set them and both lines move.

8 extra closings a year × $3,000 − $18,000 for the plan = $6,000 more a year. Count only work you would not have won anyway.

Your questions

What is the difference between a real estate team and a brokerage?

A brokerage is the licensed firm with a designated broker who supervises every agent. A team is a group of agents inside a brokerage, often under one team lead, that shares leads and splits. The team cannot exist without the brokerage it hangs its licenses on.

How do real estate brokerages make money?

Mostly from company dollar: the brokerage’s share of each agent’s commission under their split, plus desk, transaction or franchise-related fees where the model uses them. That is why agent retention moves a brokerage’s income as much as sales do.

How much does marketing cost for a real estate brokerage with several teams?

One plan covers the brokerage, whatever the number of agents on the roster. The plans are on this page. No one-time fees. Month to month. The website comes first and free, so you judge the work before any invoice.
