Three buyers want Saturday, a seller wants a listing appointment and the open house starts at noon. When you are the only agent, the calendar is half the job. Booking puts it in one place your clients can use.

Saturday tour threads

Lining up a Saturday tour means a text thread with the buyer and a request to each listing agent. One change and the thread starts over.

Unsigned buyer agreement

Since the NAR settlement, a buyer signs a written agreement before touring with you, in person or virtually. Chasing that signature in a driveway is a poor start.

Open house sign-ins

The open house sign-in sheet fills with names and half a phone number. By Monday nobody has followed up, and the visitor meets another agent at the next open house.

One calendar

One sample agent’s week, the same requests twice: first by text tag between showings, then with a time and the agreement first.

Example week of a sample solo agent's calendar, with 32 requests in both versions. Before: 8 appointments, 25% of requests reaching one, 2 cancelled late, and no reminders. After each request gets a booking page with a time, the listing agent and the buyer agreement first, and a reminder the day before: 17 appointments, 53%, 1 cancelled late, and 17 reminders sent.

Before Text tag until Sunday night. Eight appointments, two cancelled late.

  1. Before: Text tag until Sunday night. Eight appointments, two cancelled late.
  2. Text: Same text, answered: the listing agent and a link to real times.
  3. Picked: Saturday at 11:30. The buyer agreement comes first, then Rena’s calendar.
  4. Filled: Showings, listing visits and consults share one calendar, hers.
  5. Reminded: Every appointment gets a text the day before.
  6. Report: More requests reach a time, and one agent keeps her week in order.

What you get

  • A booking page where buyers pick showing times from your real availability
  • Listing appointments booked by sellers, with your pre-listing packet sent ahead
  • The written buyer agreement sent for signature before the first tour
  • Digital open house sign-in that adds each visitor to Follow Up Boss or Lofty with a follow-up text
  • Bookings on Google Calendar, Outlook or Calendly, with a text reminder the day before

The cycle

Booking closes Prospect: an inquiry the AI assistant qualified becomes a showing or a listing appointment on your calendar.

  1. Lead

Everything that gets you a lead.

More people find you and reach out.

  2. Prospect

    Turn interest into a sale.

More of them say yes, and you never chase.

  3. Client

    Keep the job moving.

Jobs run on time, with less of you managing them.

  4. Kept or closed

    What happens after the job.

Finished work brings in the next job.

  5. Growth

Feed it back into the machine.

Every finished job helps bring the next lead.

Then it starts again.

CRM: Customers, conversations, bookings, jobs and employee tasks in one place, across all five.

What we build

The website

Your own site, in your name, with a home value page that sellers fill in.

SEO

Your name comes up when sellers search realtor near me or home value in your area.

AEO

When someone asks an AI tool for an agent in your town, your own pages give it your name.

Lead generation

A home value report and a buyer guide that collect names and numbers for you.

Social posts

Your listings, your closings and your town, posted for you while you work.

AI agents

An AI agent replies to a new lead in minutes while you’re at a showing.

Missed calls

A missed call during a showing gets a text back and a time to talk.

Booking

Listing appointments and buyer consults book themselves into your calendar.

The dashboard

Your sphere, buyers and sellers on one dashboard, so nobody waits on your memory.

Reviews and referrals

Every closing ends with a text asking for a review and a referral from your client.

Email campaigns

Your sphere hears from you every month with local sales and what homes are worth.

PostHog analytics

PostHog shows which listings and which home value pages bring you the asks.

Session replay

Session replay shows the seller who started the value form and stopped.

Monthly numbers

Each month you see where leads came from, appointments set and listings signed.

Lofty or Follow Up Boss stays, and every lead is on one dashboard.

What we build

The plan

Less Work

Showing times, sign-ins and agreements settle without a text thread.

Less Time

Your Saturday runs on a schedule you set once.

More Sales

More open house visitors and buyers reach a second conversation with you.

Your questions

How do realtors schedule showings?

For homes on the MLS, usually through ShowingTime or the listing agent, who confirms with the seller. Your side is the buyer: booking lets them pick times you have free, and you request the homes.

What is the best scheduling app for realtors?

The one your buyers will open from a text, tied to the calendar you already keep. Calendly and Google Calendar both work. We set it up with your rules: gaps between showings, the areas you cover, the agreement before the first tour.

Does a buyer have to sign an agreement at an open house?

No. NAR’s consumer guide says visiting an open house on your own does not need one. The written agreement comes before the buyer tours a home with you, in person or virtually.
