ChatGPT for
realtors.

Agents use ChatGPT to draft listing descriptions. Buyers now use it to ask who knows a neighborhood. It can only name agents it can read about, and a solo agent’s best knowledge lives in texts and showings.

Award-list realtor bio

Your bio lists the year you were licensed and a sales award. Nothing says which streets you sell, which home types you know or how you price a listing, so an engine has nothing to quote.

Lookalike listing copy

ChatGPT writes the same listing description for you as for every agent in town. An answer engine learns nothing about you from text that reads like everyone else’s.

Zillow app answers

Zillow’s app now answers home questions inside ChatGPT. When a buyer gets a portal’s answer, a solo agent with no pages of their own is not part of it.

Asked by name

A sample solo agent, one question to an answer engine, six monthly checks apart.

Example of a sample solo agent, Homes by Rena, on an answer engine’s answer. Before: asked “Which realtor in Linden Heights is good at selling older homes?”, the answer names a portal’s agent directory, a large team and another agent, and her About me page is read but not cited because it says nothing specific. After the page and profiles are fixed, the same answer names Homes by Rena, quotes her line “I list and sell homes in Linden Heights and Brookfield, most of them built before 1940.” and cites her page. The sample monthly check moves from 3% to 33% of 90 sample answers. The broad “homes for sale near me” question stays with the portals.

Asked A seller with an older house asks who sells them well in Linden Heights.

  1. Asked: A seller with an older house asks who sells them well in Linden Heights.
  2. Answered: A portal’s directory, a big team and another agent. Rena isn’t there.
  3. Why: “Dedicated and hardworking” gives an answer engine nothing to quote.
  4. Fixed: Areas, the homes she sells and her brokerage go on a page. One name everywhere.
  5. Named: Asked again, the answer lifts Rena’s line on the homes she sells.
  6. Checked: “Homes for sale near me” stays with the portals. The seller questions don’t.

Which realtor in Linden Heights is good at selling older homes?

    Searched the web

Homes by Rena is a close fit. Her page says, “I list and sell homes in Linden Heights and Brookfield, most of them built before 1940.”1 It names her brokerage and how she readies a listing. Her name and brokerage match across her profiles.2 Tamsin O., Realtor also has recent seller reviews nearby.3 To compare many agents at once, a portal’s directory lists them side by side.

What you get

  • Answer pages for what your buyers and sellers ask: how a buyer agreement works here, what homes on your streets sold for, how you price
  • A bio built from your real record: areas, home types and the side of the deal you work most
  • Your name, brokerage, license and areas kept the same on your site, Google, Zillow and Realtor.com
  • Prompts a buyer would type, run in ChatGPT, Gemini and Perplexity each month, with who got named

The cycle

Answer engine work sits in Lead beside local SEO: the same area pages, written so ChatGPT can quote them and point the reader to you.

  1. Lead

Everything that gets you a lead.

More people find you and reach out.

  2. Prospect

    Turn interest into a sale.

More of them say yes, and you never chase.

  3. Client

    Keep the job moving.

Jobs run on time, with less of you managing them.

  4. Kept or closed

    What happens after the job.

Finished work brings in the next job.

  5. Growth

Feed it back into the machine.

Every finished job helps bring the next lead.

Then it starts again.

CRM: Customers, conversations, bookings, jobs and employee tasks in one place, across all five.

Your questions

How can realtors use ChatGPT?

For drafts: listing descriptions, emails, captions, a first pass at a market note. Check every fact and every Fair Housing word before it goes out. Getting buyers to find you takes pages it can read.

Will ChatGPT replace a solo agent?

Not the parts buyers and sellers pay for: pricing, the showing, the negotiation, the bad week before closing. It takes over drafts and first replies. Many agents in NAR’s technology survey report no business impact from it yet.

Does ChatGPT recommend realtors by name?

Sometimes, when it searches the web and finds pages that answer the question with a name attached. Nobody can promise a mention. We ask it each month and show you who it named.
