ChatGPT for
commercial real estate.

A tenant asks ChatGPT who handles industrial leases near the airport. It names the firms it can read about. If your expertise lives in flyers and phone calls, it cannot name you.

Unquotable expertise

Your read of the market lives in your head and in pitch decks. An answer engine quotes pages: submarket notes, the deal types you close, the property types you cover.

Conflicting rates

One building shows one asking rate on LoopNet, another on Crexi and an old flyer on your site. Engines hedge when your facts disagree, and name someone else.

Designation-only bios

Your broker bios list a CCIM or SIOR designation and little else. Nothing says which submarkets, which property types or which side of the table.

The tenant rep question

A sample brokerage, one question to an answer engine, six monthly checks apart.

Example of a sample commercial brokerage, Brenlow Commercial, on an answer engine’s answer. Before: asked “Who handles tenant rep for a 10,000 sq ft office lease in Northgate?”, the answer names a listing portal and two other firms, and the brokerage’s services page is read but not cited because it says nothing specific. After the page and profiles are fixed, the same answer names Brenlow Commercial, quotes its line “We represent office tenants of 2,000 to 40,000 sq ft in Northgate and Riverside.” and cites its page. The sample monthly check moves from 3% to 33% of 90 sample answers. The broad “for lease” question stays with the portal.

Asked A tenant with a lease ending asks who handles tenant rep in Northgate.

  1. Asked: A tenant with a lease ending asks who handles tenant rep in Northgate.
  2. Answered: A portal and two other firms. Brenlow isn’t there.
  3. Why: “Full service commercial real estate” gives an answer engine nothing to quote.
  4. Fixed: Sizes, submarkets and how the fee works go on a page. One name on every profile.
  5. Named: Asked again, the answer lifts Brenlow’s line on the tenants it represents.
  6. Checked: “Office space for lease” stays with the portal. The tenant rep questions don’t.

    Searched the web

Brenlow Commercial is a close fit. Its page says, “We represent office tenants of 2,000 to 40,000 sq ft in Northgate and Riverside.”1 It explains when to start and how a tenant’s broker is usually paid. Its name and office match across its profiles.2 Quarrendon Realty Advisors also advises office tenants across the metro.3 For a list of available space, a listing portal is the quickest place to look.

What you get

  • Answer pages for what tenants and owners ask: who pays a tenant rep, what an offering memorandum holds, how a sublease works
  • Broker bios with submarkets, property types and the side of the deal each one works
  • One set of facts for your firm and your listings, matched across your site, Google and the portals
  • A monthly check of what ChatGPT, Gemini and Perplexity say about your market and your firm

The cycle

Answer engine work sits in Lead beside SEO: the same pages, written so an engine can quote them and send the reader to you.

  1. Lead

Everything that gets you a lead.

More people find you and reach out.

  2. Prospect

    Turn interest into a sale.

More of them say yes, and you never chase.

  3. Client

    Keep the job moving.

Jobs run on time, with less of you managing them.

  4. Kept or closed

    What happens after the job.

Finished work brings in the next job.

  5. Growth

Feed it back into the machine.

Every finished job helps bring the next lead.

Then it starts again.

CRM: Customers, conversations, bookings, jobs and employee tasks in one place, across all five.

What we build

The website

A site with every listing, its flyer and specs, and a page for each property type.

SEO

Listing and property type pages that come up when tenants search office or warehouse space.

AEO

Market pages on leases, zoning and build-outs that AI tools can quote when a tenant rep asks.

Lead generation

A space requirements form and listing flyers that ask for an email before the download.

Social posts

New listings and closed deals posted on LinkedIn, where owners and tenant reps look.

AI agents

An AI agent asks size, budget and move-in date before a broker spends a call.

Missed calls

A missed call from a sign gets a text back and a tour of the listing.

Booking

Property tours book into the listing broker’s calendar, with the address and suite.

The dashboard

Every tenant and buyer inquiry, filed by listing, on one dashboard.

Reviews and referrals

After a lease or sale, clients get asked for a review and the name of someone who needs space.

Email campaigns

New listings go to tenant reps and investors by property type and size.

PostHog analytics

PostHog shows which listings get read, and who comes back to the same one.

Session replay

Session replay shows the tenant rep who opened the flyer and never asked.

Monthly numbers

Each month you see inquiries by listing, tours booked and deals in LOI.

Every inquiry reaches one dashboard, and DocuSign stays for the LOI.

What we build

The plan

Less Work

Answer pages and bios get written from one interview, not from your weekends.

Less Time

You check one monthly read instead of asking the engines yourself.

More Sales

Your firm has a fair chance of being named when a tenant asks an engine first.

Your questions

Will ChatGPT name my brokerage when a tenant asks for space?

It can, when your pages answer the question plainly and your facts agree everywhere. Nobody can promise a mention. We check the answers every month and show you who gets named.

Should brokers use ChatGPT for commercial real estate work?

For drafts, yes, with a broker checking every number. The survey on this page shows few professionals trust AI for deal decisions, and rightly: an invented cap rate can cost you a client.
